“Despite the two month drop, single family homes are still priced a bit higher than they were at the same time last year,” said Larry Westergard, president of the REALTORS® Association of Edmonton.

The REALTORS® Association of Edmonton reports that the average price of single family property in the Edmonton area has softened with a small drop for the second consecutive month. Condominium prices have dropped steadily from their high point of $253,000 in April and are down another 2.99%.

“There is consumer confidence in this market and both buyers and sellers appear eager to enter the housing market,” says Larry Westergard, president of the Realtor Assocation of Edmonton.

Single family and condominium prices were up over last month and over this time last year!

1,571 homes sold in March, an increase of 15.1% from a year ago, perhaps fueled by buyers hoping to find a home before mortgage rates rise further.

It looks like 2010 is going to be a strong year in real estate in Edmonton.  In January residential sales were up 21% compared to last January and the average selling price of a single family home sold for 4% more than January 2009.  Get the details in our latest Market Report .

First-time buyers have are back in the market!  The busiest price range is under $300,000.

Not only was it the best July on record, it was the strongest in recent years by a large margin!
     July 2009 – 2,277 sales
     July 2008 – 1,784 sales
     July 2007 – 1,565 sales
     July 2006 – 1,953 sales
     July 2005 – 1,610 sales

Homes are selling faster with just 46 days on market as the average reported by the Realtor Association of Edmonton.  SCHMIDT listings sold in half the time!  Our average selling time was just Just 22 days from sign up to SOLD and for an average of 98% of list price!

Prices of single family homes are rising slowly…   Each month since February 2009 has shown an increase in sales prices.

     May 2009 – $367,672
     Apr 2009 – $353,386
     Mar 2009 – $349,716
     Feb 2009 – $347,309
