The inventory of homes for sale is down about 6% from this time last year.  At the end of last January there was a 6.8 month supply of homes on the market.  At January 31^st this year there was a 6 month supply, a slight improvement.  However last month was very strong for new listings, with 2,441 homes coming onto the market, compared to 2,119 in Jan/11 and 2,143 in Jan/10.

There were no surprises in the month-end Multiple Listing Service® sales figures for the month of November released by the REALTORS® Association of Edmonton. The all-residential average* sales price of $321,135 was up less than one percent from last month and last November. Single family detached homes sold on average for $365,734 which is marginally higher than last November and last month. Condominium average price ($227,901) was up 2.3% month-over-month (from $222,778) but down 0.6% from a year ago (from $229,337).

Average prices for all types of residential property softened in October as part of the seasonal trend. In October the average price of a single family detached home dipped lower than the two previous years and the previous month.  The average price of a condo also dropped below the two previous same-month levels and was $15,500 below the price at the start of 2011.  Over-all, the average residential price dropped to the lowest point since March but was $2,500 above the same figure in 2010.

According to the most recent statistics from the Realtor Association of Edmonton, property values have risen approximately 5%  this year!  Median prices which I believe tell us more about the trend are stable and that’s good news as well.  The median price for a single family home was $355,000 in September 2011, the same as August!  And also the same as the year-to-date average for all of 2011.  However you slice it, Edmonton (and Alberta!) homeowners are in an enviable position compared to almost every other region of North America.

Buyers can feel safe proceeding with a purchase, knowing they are not buyingat a peak and sellers can put their homes on the market expecting to receive fair value and a timely sale.  Speaking of timely sales, the average time it took a property to sell in the Edmonton area on MLS was 54 days.  Not bad!  But not as fast as sellers who chose to work with Schmidt Realty Group! Our clients sold in an average of just 35 days!  Our savvy sellers also beat out the MLS median time to sell!  Median time to sell with SCHMIDT was just 23 days vs the MLS average of 38 days!
